O’Dea Avenue Apartments

We were invited by Meriton to participate in a Design Competition overseen by the City of Sydney, under the Design Excellence and Competitive Design Process provisions of the City of Sydney LEP.  The brief was to design a 60 unit, 8 storey apartment building located with the Green Square Precinct in Waterloo, south of the Sydney CBD.

The subject site is part of a larger development that will also include a 330 unity 25 storey apartment building and a public park. The site was previously occupied by warehouses and commercial buildings.

The design objectives of the competition included: design excellence, ecological sustainable design, improved urban domain, and respect for (changing) context of Green Square.

Our design provides a high quality streetscape and pedestrian environment, and a new through site link. This visual and physical through site link creates a public passage, originally envisaged in previous planning documents for the local precinct. The public passage and entry lobby also provides an opportunity for a large mural or other public art.

The form and materiality of the building is refined and understated, and prioritises resident amenity and streetscape quality. Textured and smooth-faced pre-cast concrete wall & balustrade panels, powder-coated aluminium awnings, glass balustrades and steel mesh screens economically modulate the façade; and provide appropriate solar protection, resident privacy, and districts views. The façade design seeks neither a strong vertical nor horizontal expression, but rather a subtle sense of movement, making a distinctive architectural contribution to the precinct.

The design maximises the commercial return to the proponent with the provision of efficient apartment layouts, maximum use of permissible floor space, a highly efficient structural grid (that negates the need for a transfer slab between parking and apartment levels), and a refined, yet cost efficient, pre-cast concrete panel façade system. Balconies are located and proportioned for maximum amenity, privacy and views. Waste disposal is provided via a waste room and vertical chute on each level to ground floor waste storage and handling.
