What is the NSW Housing Pattern Book?
The NSW Housing Pattern Book is a collation of adaptable, sustainable, affordable and beautiful pre-approved housing designs delivered by a selection of innovative architectural firms.
Led by the Government Architect NSW, it will accelerate low- and mid-rise housing delivery via a fast-tracked approval pathway.
The designs for terrace houses, dual occupancy homes and low-rise (up to 2 storeys) available now at www.planning.nsw.gov.au/nsw-housing-pattern-book
Mid-rise (3-6 storeys) apartment patterns will come late 2025.
How would I use it?
Contact us, we’d love to help you understand if your site is suitable.
NSW Housing Pattern Book is available for anyone to use. It provides technical information for users to share with their builders and/or design team.
Users may be eligible to benefit from a fast-track planning approval process if their site meets specific requirements, as designs are guaranteed to meet codes and regulations.
Designs are made adaptable. You can easily modify parts of the home, such as the kitchen, laundry, or bathroom.

SCA’s Terrace Pattern
Sam Crawford Architects was selected early last year to deliver a pattern for terrace houses for the NSW Housing Pattern Book.
Our pattern design focuses on the importance of housing being affordable, flexible and sustainable, reflecting the diverse needs of the NSW community.
SCA’s design provides strong connectivity to the backyard – a yard containing a ‘biodiversity zone’ which improves climate resiliance.
The pattern has a suite of options that provide for a diverse mix of users, and sites.
People want the opportunity to stay in their communities through various life stages. From raising children, to working from home and through to ageing in place.
Adaptations to SCA’s terrace pattern can occur immediately or in the future, allowing for homes to grow and change with a family.
